NSW Government Office Retrofit

A 25-storey government office building in Parramatta was running an end-of-life Johnson Controls Metasys system installed in 2004. Spare parts were becoming difficult to source, the system lacked remote access capability, and the building's NABERS Energy rating had stagnated at 3.5 stars. Property NSW required a full BMS upgrade that would modernise the building, improve energy performance to 5 stars and comply with Australian Government ISM cybersecurity requirements for operational technology networks.

Synchronous Building Automation delivered a complete BMS replacement over two stages to minimise disruption to the 3,000 building occupants. Stage one replaced the head-end and floor-level controllers with Niagara N4 JACE 8000s and Distech Controls EC-BOS units, while retaining existing field devices where possible. Stage two completed the VAV and fan coil controller replacements and installed Janitza energy meters for NABERS assessment. The new system was deployed on a dedicated, segmented OT network with encrypted BACnet/SC communication, multi-factor authentication and ISM-compliant access controls.
