The Challenge
Pacific Shopping Centre, a large regional centre in Melbourne's south-east, was spending over $2.1 million annually on energy across common areas, car parks and mechanical services. The existing BMS was limited to basic time-clock scheduling with no sub-metering, no trend data and no visibility into where energy was actually being consumed. The property group needed a solution that would identify savings opportunities, enable tenant energy cost recovery and provide ongoing performance assurance.
Our Solution
We installed Janitza UMG energy meters at 86 measurement points across the centre, covering main switchboards, mechanical plant, common area lighting, car park ventilation and tenant house feeds. All meters are connected via Modbus TCP to a GridVis Enterprise server for real-time monitoring and reporting. Distech Controls ECLYPSE controllers replaced the legacy time-clocks, enabling optimised scheduling based on trading hours, demand limiting during peak tariff periods and car park ventilation control based on CO sensor levels. Sync Edge Gateways provide reliable data transport from the site to the property group's cloud analytics platform for portfolio-wide benchmarking.
